What Actually Cash Flows in Birmingham Right Now
Cap rates, DSCR, and real numbers from an agent who buys, rehabs, and consults on hard money loans himself.
How I Think About a Market
Three numbers matter more than anything else when I size up a submarket: cap rate (what the property yields against its price), DSCR (whether the rent actually covers the mortgage with room to spare), and cash flow per month after financing. Below is how five Birmingham submarkets stack up, based on my own work in them.
Five Birmingham Submarkets
The deepest, most liquid market in the metro. Cap rate ~10%, DSCR 1.65–1.70, monthly cash flow $250–$270. Best starting point for a first-time buy-and-hold investor.
Similar profile to Bush Hills, older housing stock. Price-to-rent works well — budget rehab conservatively and get a real contractor bid first.
Cap rate 11–12%, the best DSCR of the group. Appreciation is flat — underwrite this one purely as a cash-flow play, not a price-growth bet.
A market in transition: price-per-sqft jumped sharply over the past year against a near-flat 4-year trend. Treat the recent move as directional, not confirmed.
The highest sales volume in the metro — the easiest submarket to buy and sell quickly. Cap rate and DSCR are thin; this is a liquidity and exit story, not a cash-flow story.
A Note on One Flip I Watched Closely
Public county records show a 3-bed, 920-square-foot house in Jefferson County that sold for $55,000 and resold about five months later for $189,000. Using a moderate rehab level of $30 per square foot, the standard benchmark for this kind of renovation, that's about a $27,600 rehab budget, which leaves an estimated $106,000 gross margin before taxes, carrying costs, and selling costs.
This is a public-record transaction, not a deal of mine, and every property is different. If you want to see how a flip like this actually gets underwritten before you put in an offer, not after, that's exactly the conversation I'd want to have with you.
